Reduce hotel energy costs.
Protect guest comfort.
Engineering, energy intelligence and practical optimisation for hospitality buildings that operate around the clock.
Zerith’s reported experience and delivery figures. Historical results do not guarantee outcomes for an individual hotel.
Hotels never stop.
Your controls need to keep up.
Bedrooms, public areas, kitchens, restaurants, pools and spas place different demands on the same building throughout the day.
Heating, cooling, ventilation, hot water and lighting must respond without disrupting the guest experience. When schedules, controls and setpoints drift away from occupancy and demand, costs rise while the causes remain largely invisible.
Zerith identifies practical improvements before major replacement becomes necessary, helping hotel teams prioritise measures that are operationally feasible and commercially worthwhile.
Five pressures.
One operating margin.
Rising costs
Energy prices and inefficient operation put pressure on margins and room costs.
Guest comfort
Temperature, hot-water availability, air quality and brand standards must be protected.
Ageing services
Boilers, chillers, air-handling systems and controls can outlive their original operating strategy.
Fragmented controls
Overrides, drifting sensors, extensions and contractor changes can leave systems working against one another.
Complex demand
Bedrooms, kitchens, events, pools and laundry create changing loads that office-building assumptions miss.
Find waste in how
your hotel operates.
Engineering inspection, operational data and conversations with site teams reveal how each system responds to real demand.
Seven areas of investigation create a staged journey: low-risk operational improvements, planned upgrades and longer-term investment.
Discuss your hotel01HVAC schedules, setpoints & zones
Check how heating and cooling respond to occupied rooms, public areas, weather and actual operating hours.
02Boiler, chiller & pump sequencing
Review how plant is staged and controlled as demand changes, identifying unnecessary running and conflicting operation.
03Domestic hot water
Examine generation and circulation strategies while protecting the service and temperature requirements of the hotel.
04Kitchen, restaurant & leisure ventilation
Align ventilation strategies with operational demand, air quality and the needs of each space.
05Pools, spas & fitness centres
Review the heating, ventilation and control strategies behind these significant, variable loads.
06Lighting & lighting controls
Assess obsolete fluorescent systems, controls, external lighting and atmosphere lighting while preserving the guest experience.
07Power distribution & metering
Review distribution efficiency, power quality, sub-metering and the suitability of voltage optimisation for the site.

One control change.
A lasting difference.
Better performance doesn’t always start with new equipment. Sometimes it starts with making the systems you already have work as they should.
The pumps ran at fixed speed.
The building didn’t.
Primary and secondary chilled-water pumps were running at fixed speeds, regardless of building demand. Zerith identified the issue and developed a demand-led BeMS control strategy — without expensive pipework alterations.
Review operation, controls and actual demand.
Adjust pump speed through the control strategy.
Compare the savings with audit and implementation cost.
Pump speed responds to changing demand instead of remaining fixed. Diagram illustrates the principle; it is not measured telemetry.

FAQs.
A clearer starting point for your property or portfolio.
Book a free 30-minute callCan you support ESOS and hotel decarbonisation planning?
Yes. Zerith supports energy compliance and uses engineering evidence, operational data and modelling to develop credible improvement and investment plans. Compliance findings can therefore support broader performance and Net Zero decisions.
Will reducing energy use affect guest comfort?
The aim is to remove waste while protecting comfort. Zerith assesses how systems respond to occupancy, weather and operational demand before recommending changes, considering temperature, hot-water availability, air quality and the standards guests expect.
Do you work with individual hotels as well as large groups?
Yes. Zerith can investigate a single hotel’s performance or develop a consistent approach across a wider portfolio. Scope is aligned with the properties, available data and decisions you need to make.
How quickly can a hotel identify savings?
This depends on data quality, site complexity and the measures identified. Schedules, setpoints or plant sequencing may be addressed relatively quickly. Larger upgrades require design, commercial review and investment planning.
Can Zerith assess pools, spas, kitchens and laundry facilities?
Yes. These areas often create significant and variable energy demand. Zerith can examine the associated heating, ventilation, hot-water and control strategies as part of the wider hotel assessment.
What information is useful before an initial discussion?
The number and type of properties, recent energy data, known comfort issues, major plant details, operating patterns and planned refurbishment or capital programmes are useful. We can still have a first discussion if some information is unavailable.
